Congratulations! You have made the decision to start your search for you new home! More than 90% of home buyers start their search online, so this is a great resource for you as you begin the buying process.
As you begin, here are a few key points to think about:
1.) Choose your agent. Having an agent represent you in a transaction does not have to cost you anything, and the benefits to you are substantial. Because of the length of my career in real estate, most of my buyers come from referrals from past clients, friends, family and business associates. However, I have also met many buyers at open houses. You will want to choose an agent that you are comfortable with and feel you can open up to and trust. Your relationship will be very close for a long time to come! I tell my buyers I come with the house-I am their resource after the closing and have many wonderful friendships that developed from my clients-buyers and sellers alike.
2.) The Initial Interview. I always meet with a new buyer prior to looking at homes. We can meet anywhere it is convenient-a coffee shop, restaurant or my office. It is important to be able to talk about the buyers wants and needs and answer any questions that you have-and there are usually many! I can give you insight on how the process works, inspections, financing, how the market is doing and also see what homes are available meeting the criteria you have. Even if you have purchased a home before, the market has changed and this is the best first step for us as we move forward.
3.) The Consumer Notice. At your first meeting with any agent, you and the agent will go over the disclosure called the Consumer Notice. This is a disclosure agents in Pennsylvania are required to give everyone before we have a “substantive” conversation regarding real estate. It describes for the consumer how we represent our clients in Pennsylvania and the different types of agency relationships we have to offer.
4.) Your Pre-Approval. This step is vital for several reasons. When you find your home, you will want your offer to be as strong as possible. A seller will want to know you have taken the time to speak with a lender and that you are financially able to proceed with a purchase. It is also important to make sure we know what the best financing options are going to be for you. In some cases, this may determine in part the type of home you may be able to purchase. You have also probably read advice on having your credit checked periodically to make sure there are no glitches. You want to make sure there are no surprises along the way! If there is any glitch to clear up, it can be taken care of while we are looking and then you will be ready when we find the home you want.
5.) Communication. Communication is so very important! This again goes back in part to choosing your agent; be sure you are comfortable with them!! Communication must be open and honest-on both sides. We will discuss the best way to contact each other-where and when is the best time for me to call, would you prefer text, email, calls. I call clients on a weekly basis at a minimum even just to check in and let you know what the market is doing and did you like the homes that popped up on your search this week. As a buyer, we may talk more than that to set up appointments, look at homes and review what you have seen at an open house. Never feel like you are a bother or that a question has no merit-if it’s a question for you, it is important!
6.) Why Have A Buyers Agent. The agent you choose will be looking out for you and your best interests. Your agent works for you, negotiates on your behalf, keeps your confidences, maintains clear and open communication with you-you are in charge. Once the relationship is established and you and your agent know what is expected of each other, your agent represents you in your transaction. Our job is not to choose the home for you, but to show you the homes that meet your criteria and help you through the buying process once you find the home you want. Going through all of the steps above helps us to help you find that home and get you moved in!
